Calculator disclaimer

The calculator is a planning aid. Its figures help compare scenarios, but they do not establish your actual borrowing cost, eligibility or best available home loan.

General information only

The results are general information, not personal financial or credit advice, a product recommendation, an offer or a guarantee. The calculator does not assess your objectives, financial position, credit history or lender eligibility. Speak with the lender or a licensed mortgage broker before acting on a result.

Check the figures you enter

Results depend on the balances, remaining term, repayment frequency, rates, fees, security values, switching costs and cashback entered. Default costs and the suggested rate are indicative inputs, not live quotes. A lender may use a different property valuation, rate, fee schedule or product rule.

Calculation assumptions

The tool estimates principal-and-interest repayments using constant interest rates and the same years remaining for both loans. It compares annual scheduled repayments and account fees, estimates switching-cost break-even, and models a same-payment payoff scenario. Accelerated fortnightly payments use half a monthly payment every fortnight.

It does not model offset or redraw benefits, lenders mortgage insurance, daily interest timing, future rate changes or different remaining terms for the two loans. You can enter a known break cost, but the tool does not calculate that charge. Actual lender schedules and totals can differ.

Interest rates in shared reports

The copied comparison table and PDF display the same interest rates used for the calculator's repayment, saving, break-even and payoff estimates. No extra rate is added when you copy or print a result. A suggested rate may come from an indicative preset; replace it with the lender's actual offered rate and check both rates against loan documents before relying on an export.

Consider the full switching cost

Discharge, application, settlement, valuation, registration, ongoing fees, cashback conditions and any fixed-rate break cost can change the result. A longer proposed term can lower the regular repayment while increasing total interest. Moneysmart's guide to switching home loans explains further checks.
