Which calculator should I use first?

1

Compare the repayments

For a straightforward switch, begin with the home loan refinance calculator. Use written rates and the same remaining term so a lower payment is not simply the result of spreading repayments over more years.

2

Check borrowing and costs

If the new balance includes extra borrowing, check the proposed LVR and usable equity estimate. Price the switch using actual quotes and keep costs added to the loan separate from costs paid upfront.

3

Compare the next decision

Use the two-offer comparison if you have competing quotes. Then compare the break-even estimate with how long you expect to keep the loan. Review features and lender requirements alongside the figures.

A useful estimate starts with good inputs

Have your statements and written quotes ready

Use the balance you still owe, the years remaining, the actual rate offered and each fee’s frequency. Replace the tools’ illustrative defaults. If you are testing a different borrowing amount, keep that change visible when you compare repayments.

What these tools cannot determine

The main repayment tools model principal-and-interest loans using constant rates. They do not model changing offset balances, interest-only periods, tax outcomes or lender-specific fixed-rate break costs.

Equity and LVR estimates do not assess income or borrowing capacity. A calculation is not a loan offer, valuation or approval. Read the calculator assumptions and confirm loan terms with the lender.
