How to prepare a home loan refinance checklist
Gather the current loan and property records
Find your current loan statement, balance, interest rate, remaining term and repayment frequency. Record recurring fees and any fixed-rate expiry date. Gather the property details and statements for other loans secured against it.
Use the home loan refinance calculator with those figures. Keep the source and date beside each number in your notes so you can tell a statement figure from an estimate. The calculator does not store uploaded documents; keep your evidence in your own secure records.
Collect written rates and itemised fees
Request the proposed rate, repayment schedule, recurring fees, product features and any cashback terms. Ask both lenders which discharge, application, valuation, settlement and government fees apply. Obtain a dated break-cost quote if a fixed term may end early.
The main calculator’s Upfront switching costs field begins with an editable estimate. Replace it with the total relevant one-off costs. Put recurring annual and monthly fees in their separate fields so they are not counted twice. Use the costs calculator to itemise the amounts first.

Prepare the evidence the lender requests
Ask for the lender’s document list before collecting more information than you need. It may include identity, income, employment, expenses, liabilities and property information. Self-employed and investment applications may require different evidence.
Check that names, ownership, loan balances and requested amounts are consistent across the documents. For an investment scenario, use the investment refinance guide to identify questions about loan purpose and extra borrowing. Submit sensitive documents only through the lender’s or broker’s approved channel.
Review the offer and settlement arrangements
Before accepting, compare the approved rate, balance, term, fees and repayment schedule with the scenario you assessed. Confirm the discharge process, settlement arrangements and any conditions still outstanding.
After settlement, check the closing statement for the old loan, the opening balance for the new loan and the payment dates. Confirm how linked accounts and automatic payments will work. The refinancing process guide explains how these checks fit together.
